Terms & Conditions
The terms that apply when you book a stay or use any service operated by MSK Residence. The full legal version is being finalised with counsel and will replace this page before launch.
Who these terms apply to
These terms apply when you book a stay at any MSK Residence property, when you use mskresidence.com or our mobile applications, and when you stay with us as a guest of another person who made the booking on your behalf. Booking with us means you have read and agreed to them.
Making a booking
A booking is only confirmed when we send you a confirmation email with a reservation reference. The price quoted at checkout is the price you pay — taxes are included and there are no booking fees. The lead guest on every reservation must be at least 18 years old and must hold a government-issued photo ID matching the name on the booking.
Payment
Unless otherwise stated, the full balance is charged to the card you provided at the time of booking. Where a property requires a refundable security deposit it will be pre-authorised on arrival and released within seven days of check-out, less any deductions for breakage, smoking, or excessive cleaning.
Cancellation and changes
Cancellation terms are shown on the booking page before you pay and on the confirmation email afterwards. Most rates can be cancelled free of charge up to forty-eight hours before check-in; non-refundable rates are clearly labelled as such. We may also have to cancel or relocate a booking in rare circumstances (for example a maintenance failure that makes a room unsafe); when that happens we will offer the closest equivalent room available, or a full refund.
Check-in, check-out, and ID
Standard check-in is from 15:00 and standard check-out is by 11:00. We may ask for photo ID at check-in to confirm the lead guest. UK law requires us to keep a register of every guest staying overnight, so all guests over 16 must be named on the booking. We are not able to admit unregistered guests.
Behaviour at the property
We ask all guests to treat the property, staff, and other guests with respect. Smoking is not permitted inside any room or shared space (a £200 cleaning charge applies). Quiet hours run from 22:00 to 08:00. We reserve the right to terminate a stay without refund if a guest's behaviour endangers others or causes serious damage.
Liability
MSK Residence is liable to you for the services we have agreed to provide. We are not liable for losses that arise because of events outside our reasonable control (such as severe weather, transport strikes, or government restrictions), or for losses that you could have avoided by taking reasonable care of your belongings. Nothing in these terms limits our liability for death, personal injury, or fraud where the law does not allow it.
Intellectual property
The MSK Residence name, logo, photography, and website content are owned by us. You are welcome to link to public pages and share them on social media; please do not republish photography or copy without asking us first.
Governing law
These terms are governed by the laws of England and Wales. Any dispute that cannot be resolved between us will be heard exclusively by the courts of England and Wales.
Changes to these terms
We update these terms from time to time. The version that applies to your booking is the one published on this page when you made it. We will email confirmed guests if we change anything that materially affects them before their stay.
